First Things First

To protect your rebate you must contact me to establish the Buyer/Broker relationship.

I cannot stress this enough. If you contact listing agents directly or register on site at a new home builders' sales office without letting them know you have an agent working for you then you run the risk of possibly losing your commission rebate. OUCH!

Ok, so how does the rebate program work?

Since we have no huge corporate offices to pay for, no CEO's and big wig salaries to shell out, no expensive franchise fees, no nationwide advertising campaigns to fund and no costly oversized support staffs to support, we have a very low overhead. Since we have such low overhead we pass the saving back to you in the form of a commission rebate.

The rebate is paid on the HUD Closing statement as a credit either as:
1.   Additional funds toward closing costs
2.   As a price reduction on the total purchase price of the home

An Example:

You find the perfect new home in Orlando with a purchase price of $300,000 in which the seller's are offing a 3% commission to the buyer's agent. You decide that you are going to make a down payment of 5% and to get a mortgage of 95% of the purchase price or $285,000. After you obtain the loan for your new home and go to closing you end up with a total of $9,000 in closing costs. This $9,000 is additional cash out of your pocket on top of the 5% ($15,000) down payment.

With the typical Orlando real estate agent who helps you through the transaction you do not get any of the 3% ($9,000) commission rebated to you, but instead the agent keeps it all and it gets split between him and his broker. In the end you are left paying the full $9,000 closing cost bill in addition to the $15,000 down payment.

With Carmichael Realty you get a real estate rebate of half of the commission to use toward closing costs. So, instead of the $9,000 closing cost bill that you would have paid with cash out of pocket, you end up paying $4,500 or a whopping 50% less closing costs!

*Carmichael Realty's 50% rebates to buyer are based on a maximum 3.0% commission paid by seller. Buyer's rebate will be calculated by the following criteria:
If the commission being paid by seller to Carmichael Realty is less than 3.0% Carmichael Realty will receive a minimum of 1.5% for traditional sales, bank owned sales or short sales greater than $350,000 and the buyer will receive the remainder. A maximum commission rebate of 25% will be paid on properties selling for $100,000 or less or for short sales over $100,000 up to $350,000 and Carmichael Realty will retain a minimum 2.25% commission on these transactions. No rebate will be paid on short sales under $100,000. In the event the buyer's broker commission is more than 3% Carmichael Realty will rebate 1.5% to buyer and retain the remainder. This rebate does not include any gifts, trips, meals, bonuses or any other items of value offered by the builder or seller. All rebates will be paid as a credit on the HUD closing statement and are subject to approval. An administrative fee of $299.00 will be added to all transactions.
